This six-bedroom Dallas home has lots of space, manicured grounds and a thoughtful design. Inside, you’ll find spacious bedrooms, light-filled living spaces and an elevator. Outside, the home’s pool has fountains — visible from the living spaces — and grounds for living and playing outdoors.
Co-listing agent Ryan Streiff of Dave Perry-Miller Real Estate said the overarching themes in the home’s design are beauty and perfection.
“You can have all the money in the world, but to achieve that also takes a seller with patience and an unerring eye,” Streiff said. “It’s so well done, every square inch.”
He noted that the sellers have thoughtfully maintained and refreshed the home over the years.
The home has six bedrooms, seven bathrooms and two half-bathrooms in 10,788 square feet. The sellers raised their four children in the home, and the design reflects the needs of a family, with ample living areas and all the children’s bedrooms (four of the six total) on the second level.
Construction on this Dallas home began in 2008 and was completed in 2010, Streiff said. It was designed by architect William S. Briggs, who Streiff said is a “master of symmetry and sightlines.”
Those thoughtful sightlines are evident from the foyer, where you can see through the living spaces to the back yard.
The home was built by Bill Manning, and the landscaping is the work of John Armstrong. The home also underwent an interior redesign by Cynthia Collins in the last five years that gives an updated and crisp look. The property is 1.16 acres.
At the front of the home, a striking study has wood-paneling along the walls made of Honduran crotch mahogany panels and a coffered ceiling made of African mahogany. You’ll find wallpaper by de Gournay on the walls of the dining room and quartersawn, hand-scraped oak flooring throughout the home.
The home’s layout lends itself to entertaining, Strieff said. The home has multiple outdoor patios, a gallery hallway, a formal living room, a family room and a breakfast room. The kitchen, breakfast room and family room have an open-concept design. A half-bathroom serves the pool and is next to the four-car garage.
Upstairs, all of the bedrooms have en suite bathrooms and walk-in closets. There’s also a game room with a wet bar and a fitness room on the second level.
As for the neighborhood, Streiff said he asks all of his clients the same question when they’re considering a property: whether or not they’d like to go trick-or-treating in the neighborhood.
The neighborhood, Hillcrest Estates — just north of Royal Lane between Preston Road and Hillcrest Road — provides an estate feel, Streiff said. The homes and properties are large, but it still feels like a community because the properties aren’t gated. Streiff also noted that the homeowners across the street have an oversized lot and have maintained it like a park.
And to answer the Halloween question, yes, the neighborhood is well-suited. The sellers hosted “epic” Halloween parties while they lived at the home and raised their children, Streiff said.
The home at 11333 W. Ricks Circle is on the market for $9,995,000. Streiff and Laura Michelle of the Perry-Miller Streiff Group of Dave Perry-Miller Real Estate are co-listing the home.
